Your journey to find a home begins now! Before we even start searching, Elie will guide you through a process to define your needs and wants, ensuring we're focused on homes that truly fit your lifestyle. Using your budget, he'll present a selection of homes that match your criteria. Elie will accompany you during home visits to answer any questions that arise. When you find a home you love, he'll not only put in offers and negotiate the best deal for you, but also obtain an insurance quote to ensure the home is insurable, giving you peace of mind every step of the way.

04 - Make an Offer

Different factors can affect a home's value. Elie will give you the information and details you need to make an offer that you are comfortable with.

What Can Change a Home's Value:

  • How long it's been up for sale

  • Any drops in price

  • Prices of similar homes sold nearby

  • If many people are making offers

  • What comes with the house

  • The difference between listing and selling price

  • Why the seller wants to move

  • Available loan or payment options

05 - Due Diligence

During the buyer's due diligence phase, several key inspections and reports are essential to ensure the property meets expectations and is free from potential issues. These inspections typically cover areas such as the home structure, potential wood infestation, the roof's condition, and any pools on the property. A thorough review of these inspections is critical, and Elie will assist by examining the findings, discussing any concerns, and negotiating necessary repairs or adjustments with the seller. In addition to inspections, important reports must be reviewed, including the seller's disclosure, the title commitment, Covenants, Conditions, and Restrictions (CCRs), and Homeowners Association (HOA) disclosures. Elie will guide you through these documents, ensuring you understand the implications of each, and will help you formulate responses and requests to ensure your interests are protected before moving forward with the purchase.

06 - Loan Approval

The loan approval process is a critical step in securing a mortgage for your new home. It begins with your application being submitted to a mortgage company, which then initiates a thorough underwriting process. During underwriting, the lender assesses your financial stability, creditworthiness, and the value of the property through an appraisal. The result of this evaluation can lead to either an approval or rejection of your loan application. If approved, you can move forward with purchasing the property, confident that financing is secured. However, if rejected, you'll need to address any issues identified by the lender or explore alternative financing options. This step is essential for ensuring that both you and the lender are making a sound financial decision regarding the property.

07 - Final Steps

As the home buying process nears completion, the final steps are crucial for successfully closing the transaction. After the buyer conducts a final walk-through of the property to ensure that everything is in order, both the buyer and seller sign the necessary documents. These signed documents are then sent to the lender, who reviews and approves them. Once approved, the lender wires the funds to escrow and gives the green light to proceed with recording. The escrow company then submits the final documents to the county recorder’s office, officially transferring ownership of the property. Upon recording, title and escrow distribute the funds accordingly: paying off any existing liens, distributing proceeds to the seller, and covering any outstanding fees. This marks the official close of escrow, and you receive the keys to your new home, completing the purchase process.

08 - Get Your Keys

Your loan documents are typically filed with the county just a day after everything's funded. Elie will let you know when this happens. As soon as your loan's on the record, you're the proud owner of your new house and you can make arrangement with Elie to get your keys. Well done on securing your new home!
